About Sammamish

Sammamish occupies a plateau between Lake Sammamish and the Snoqualmie Valley, and it built out largely from the 1990s onward — which means the housing stock skews newer and larger than the older Eastside cities. Buyers come for spacious homes, abundant green space, and schools that consistently rank among the state's best.

Most of Sammamish is single-family, organized into well-defined communities like Pine Lake, Klahanie, Beaver Lake, and Trossachs. Lot sizes are generous, many homes were built in the last 20–30 years, and the trade-off is a more car-dependent, residential setting than Kirkland or downtown Bellevue. Commercial life centers on the Sammamish Commons and a handful of shopping centers.

Because so much of the city is move-in-ready newer construction in strong school attendance areas, Sammamish holds value well and attracts move-up buyers from across the Eastside. The commute to Bellevue, Redmond, and Issaquah is the main consideration buyers weigh.
