Privacy Policy

• What you give us: your name, email, and phone number, plus details you share in a form or with our chat assistant (e.g. timeline, pre-approval status, property type, budget, areas of interest, and the chat transcript).
• How you found us: the page you submitted from, referring site, and marketing parameters (e.g. UTM tags) so we can understand which sources help people most.
• Usage & cookies: analytics and product-improvement data — Google Analytics 4, Microsoft Clarity (heatmaps and session replays that mask your typed input), and advertising/retargeting tags (Google Ads, Meta) — collected only after you acceptanalytics cookies. See “Cookies & consent management” below.
• A/B testing: a first-party, random identifier (not linked to your name) so we can show a consistent version of a page while we test which wording converts better. It is used only on this site and never sold or shared.

To respond to your request quickly (often within minutes), set up the home-search alerts or home-value reports you ask for, follow up about buying or selling, send relevant market updates you opt into, and improve the website. We do not sell your personal information.

When you check the consent box on a form, or tell our chat assistant you agree, you give Shivali Sharma (Dulay Homes LLC) your express written consent to contact you by phone call and text message — including by automated means — at the number you provide, about your real-estate enquiry and related listings.

• Consent is optional. It is not a condition of buying, selling, or any other purchase.
• Message frequency varies based on your activity (e.g. new-listing alerts, replies to your questions).
• Message & data rates may apply.
• Opt out anytime: reply STOP to any text to stop messages; reply HELP for help. You can also call or email us to be removed.
• We do not share or sell your mobile number or SMS opt-in for third-party marketing.

We send a confirmation when you contact us and may send market updates or alerts you opt into. Every marketing email includes an unsubscribe link; transactional replies to your own request are always sent.

Analytics and advertising cookies are set to denied by default (Google Consent Mode v2). A banner lets you accept or decline; we remember your choice and you can change it at any time by clearing the site’s storage. Essential functionality works without analytics cookies.

Only after you accept do we load behavior analytics (Microsoft Clarity — heatmaps and session replays, with your typed input masked) and retargeting tags (Google Ads and Meta) that may show you our ads on other sites you visit. Decline, and these never load.

Only service providers that help us operate — for example our CRM (lead follow-up), email/SMS delivery, calendar booking, and, after you consent, analytics and advertising partners (Google, Microsoft Clarity, Meta) for measurement and retargeting — and only as needed to provide the service. We do not sell your personal information, and we never share your mobile number or SMS opt-in for third-party marketing. We also share information when required by law.

Reply STOP to opt out of texts, use the unsubscribe link in emails, adjust the cookie banner, or contact us to access or delete your information.
