Downtown Bellevue homes for sale & neighborhood guide

High-rise condo living with light rail, the Bellevue Collection, and a 20-acre park.

Living in Downtown Bellevue

Downtown Bellevue is the Eastside's only true high-rise residential district — a walkable core of condo towers wrapped around the Bellevue Collection's shopping and dining, the 20-acre Downtown Park, and, now, light rail. For buyers who want an urban, low-maintenance lifestyle with everything at street level, it is unique on the Eastside.

Housing is almost entirely condominium, ranging from established mid-rise buildings to newer luxury towers with full amenity packages — concierge service, fitness centers, and rooftop decks. Prices span an enormous range, from entry-level one-bedrooms to multimillion-dollar view penthouses overlooking Lake Washington and the Seattle skyline. The defining trade-off is space and a yard (which you won't get) versus walkability, views, and lock-and-leave convenience (which you will).

With Sound Transit's 2 Line now serving downtown and the adjacent Spring District, transit access has become a structural advantage for the neighborhood. Demand is anchored by the area's large and growing office base, including a major Amazon presence, which keeps the condo market active across price points.

Downtown Bellevue carries the Eastside's highest price-per-square-foot because the product is new(er), high-amenity, view-oriented condos in a walkable core. The median can look moderate relative to single-family Bellevue, but that reflects the prevalence of one- and two-bedroom units; large view homes and penthouses run far higher.

Condo inventory downtown is deeper and a bit slower-moving than single-family neighborhoods, which can mean more negotiating room for buyers — especially on resale units competing with new-construction towers. Sellers benefit from sharp pricing and staging, since buyers can directly compare similar floor plans across buildings.
