Relocating to the Seattle Eastside: A Buyer's Guide

Start with your commute anchor
Your workplace is the most useful starting point. Redmond's Education Hill and Downtown Redmond are closest to Microsoft; Downtown Bellevue and Mercer Island are strongest for Amazon's Bellevue campus and Seattle commutes. From there, drive times and light rail narrow the map quickly.
Match a neighborhood to your priorities
Want walkability? Downtown Kirkland, Downtown Bellevue, or Downtown Redmond. Want space and top-rated schools? Sammamish or the Issaquah Highlands. Want a yard near downtown? Kirkland's Norkirk or Redmond's Education Hill. Our community guides break down each area's market, schools, and commute.
Understand the market you're entering
The Eastside is low-inventory and fast — homes often sell within two weeks. Coming from a slower market, build in the expectation that you'll need to tour and decide quickly, and get pre-approved with a local lender before you arrive.
Buying from out of state
You don't have to be here in person for every step. Live video tours, digital signing, and a local broker who can preview homes on your behalf make a remote purchase very doable. Many relocation buyers make one focused trip to tour finalists and write an offer.
Time your move and your housing
Coordinate your start date, temporary housing if needed, and your home search so they don't collide. I help relocating buyers sequence this — including whether to rent briefly first or buy before the move.
Frequently asked questions
Which Eastside city is best when relocating for a tech job?
- It depends on your campus and priorities. Redmond is closest to Microsoft; Bellevue and Mercer Island suit Amazon-Bellevue and Seattle commutes. Sammamish and Issaquah trade a longer commute for space and top-rated schools. Start with commute, then weigh schools, walkability, and budget.
Can I buy a home on the Eastside from out of state?
- Yes. With live video tours, remote document signing, and a local broker previewing homes for you, many relocation buyers purchase with just one focused trip — or none. The key is getting pre-approved early and setting up instant listing alerts for your target areas.
